Thanks, Ed. You're right; I probably should be looking for an estimator's handbook.
The 12.92 minutes (is that metric time?) figure reminded me of a recent MTO update extracted from a 3D piping model database. For some reason, there was about an extra 9,997,763 extra millimetres of 2" pipe to order and the software overestimated 0.002 metres of a larger pipe size.
